The Phoenix -

Montclair, NJ

The existing 30,000 sq. ft. building located in downtown Montclair, was transformed through the removal of existing columns, addition of a new fourth floor. new stair tower and elevator was added to create a new entrance at the rear of the building incorporating it into the modern yet classic look of the building. The owner realized immediate full occupancy of the transformed building.

Fields at Lake Como –

Lake Como, NJ

Structural design of a new 43,000 sq. ft. three story mixed use building with a first floor concrete slab on grade for retail and office space and 2 stories of residential units above.


Ocean Pathway Condos –

Ocean Grove, NJ

Structural design of renovations and additions to combine three separate multi-story residences to a single 35,000 sq. ft., four story condominium building.  

Cushetunk Manor -

Whitehouse Station, NJ

This elegant, manor-style structure with gables, red bricks and a green metal roof was designed to reflect the area's agricultural and equestrian background. The first floor houses multiple retail shops, and the second floor is divided into 12 apartments.

KSI was once again retained by the owner of the Phoenix to transform another downtown Montclair building into a retail and office use structure. KSI was tasked with restoring and reinforcing the 22,000 sq. ft. structure to meet current code requirements and adding another floor to the existing buildin

Palisades South Phase I -Bergen County, NJ

Structural design of new 134,000 sq. ft. three story residences. The residential areas are stick framed and supported on a concrete plank and steel beam first floor level.  Open parking is provided under the three story building. 


Palisades South Phase II - Bergen County, NJ

This project also consists of 104 residential units constructed over one level of commercial space and sub-grade parking for a total size of approximately 223,000 sq. ft.  A poured in place concrete parking level is constructed as a basement garage.
